Rijnkade Offices
A fully let 1978 office in Utrecht with boilers at end of life, comfort complaints on the south side and an energy label that needed to improve. The owner wanted one route plan, not five separate quotes.

- Multi-tenant, fully let

- Phases
- 4, over two summers
Starting point
Radiators sized for high supply temperatures, single-glazed stairwells and an extract-only ventilation system that made the south side stuffy in summer. The boilers were due for replacement within two heating seasons.
The survey showed most rooms could stay comfortable at a lower supply temperature, apart from corner offices and the entrance hall. That made a hybrid first stage the logical start.

The phasing
Four phases, tenants in place.
Each phase had its own scope and changeover moment, agreed with the facility manager and announced to tenants.
Controls first
New heating curves, night set-back and sub-metering. Data for the following phases.
Ventilation per floor
Balanced units with heat recovery, one floor per fortnight, ducts fitted outside office hours.
Hybrid heat pump
Roof heat pump alongside the newest boiler; old boiler removed. Changeover in a long weekend.
Emitters, then electric
Larger emitters in corner rooms; gas disconnection planned once a full winter confirms temperatures.
What the owner received
- A route plan with an indicative budget range per phase
- A tenant communication schedule per floor
- Metering from phase 1, so later decisions use measured data
- A tuning year with monthly reports to the facility team
This is a demonstration project. It does not report real savings or results.
